1. Acceptance and Privacy

By using this website, creating an account, or submitting a form, you agree to these Terms and acknowledge our Privacy Policy. If you do not agree, do not create an account or submit information through the site.

2. Website Information Is Not a Lease Offer

Listings, photographs, prices, amenities, availability, rental options, maps, and descriptions may change and may contain errors. They are provided for inquiry and planning purposes and are not a binding offer, reservation, approval, or lease. A housing arrangement exists only when all required parties execute the applicable written agreement and required payments are accepted under that agreement.

3. Applications, Verification, and Screening

You must provide accurate, current, and complete information and documents. Submission does not guarantee approval, a unit, a price, a move-in date, or portal access. Information may be verified with references, employers, property representatives, and legally permitted screening sources. Decisions must follow applicable fair-housing and consumer-reporting requirements. See the Fair Housing & Screening Notice.

Suspected fraud, altered documents, material omissions, or misuse may result in rejection, account restriction, or other action allowed by an applicable agreement and law. Nothing in these Terms waives rights or procedures that cannot legally be waived.

4. Account and Approval Workflow

Public registration creates an applicant account only. Submitting an application can connect that account to the application or provide a secure registration link. Tenant portal access remains unavailable until an administrator approves the related application and account. Leasing-partner portal access likewise requires review and approval. We may suspend or disable access to protect users, comply with law, or address misuse.

You are responsible for safeguarding your password and for activity under your account. Notify us promptly if you suspect unauthorized access. You may not share approval links, password-reset links, or portal credentials with unauthorized persons.

5. Electronic Communications

By providing an email address and submitting a form or creating an account, you agree to receive electronic communications needed to administer that request, including draft links, registration links, approval notices, password resets, payment notices, and service updates. Delivery is not guaranteed because email providers and security filters are outside our control. Keep your email address current and contact us if an expected message does not arrive.

6. Payments and Third-Party Providers

Stripe-hosted checkout and Zelle are external payment services with separate terms. Review the recipient, amount, and purpose before sending money. A submitted Zelle confirmation is a request for verification, not proof that funds were received or that a housing obligation is satisfied. Payment status changes only after management verifies the transfer. Do not submit full card, bank-account, or login credentials to this website.

7. Maintenance and Emergencies

The maintenance form is for documenting and coordinating nonemergency service. It is not monitored as an emergency-dispatch service. For fire, suspected gas leaks, immediate danger, or another life-safety emergency, call 911 or the appropriate local emergency service. Permission-to-enter selections are requests and records for coordination; applicable lease terms and law continue to control entry.

8. Acceptable Use

You may not:

• access another person’s account, application, documents, or portal;
• submit unlawful, threatening, deceptive, infringing, malicious, or knowingly false content;
• probe, disrupt, overload, scrape, reverse engineer, or bypass site security or access controls;
• upload malware or files unrelated to the stated form purpose; or
• use automated systems to create accounts, submit forms, or collect site data without written permission.

9. Your Submissions

You retain ownership of information and documents you submit. You grant Home Sweet Home Apartments and authorized service providers permission to store, reproduce, transmit, review, and use them only as reasonably needed to process the request, operate the account or service, protect the site, and meet legal obligations. You represent that you have the right to submit the material.

10. External Links and Availability

Links to payment providers, maps, booking services, or other websites are provided for convenience. We do not control their availability, security, content, or policies. We may change, suspend, or discontinue website features, and temporary outages may occur.

11. Disclaimers and Liability

To the extent permitted by law, the website is provided “as is” and “as available” without a guarantee that it will be uninterrupted or error-free. Home Sweet Home Apartments is not responsible for losses caused solely by third-party services, user-provided errors, unauthorized credential sharing, or events outside reasonable control. Nothing in these Terms excludes liability or consumer rights that cannot lawfully be excluded.

12. Written Agreements, Changes, and Severability

A signed lease, payment agreement, or partnership agreement controls if it conflicts with these website terms. Applicable federal, state, and local law governs legal rights and obligations. We may update these Terms prospectively by posting a new version and updated date. If a provision is unenforceable, the remaining provisions continue to apply to the extent permitted by law.
